Rob Dickinson focuses his practice on commercial real estate development, transactions, and financing, representing developers, owners, investors, landlords, tenants, and lenders throughout the development lifecycle from acquisition through disposition.

Prior to joining Clark Wardle, Rob spent 27 years with Hawkins, a national real estate development and investment firm based in Boise, Idaho, with projects completed in 29 states consisting of retail, multifamily, public charter schools, self-storage, office, industrial, and hospitality. For 25 years, he served as General Counsel, leading the company’s Law Department and directing all legal functions supporting its development, construction, and management activities. In this role, he provided strategic business and legal advice to the company’s executive leadership and development teams.

Rob has extensive experience structuring and negotiating real estate and investment transactions, with particular emphasis on joint ventures, GP/LP structures, waterfall and promote arrangements, governance and economic rights, and construction, mezzanine, and preferred equity financing. He oversaw the formation and administration of more than 300 special-purpose entities and regularly drafted and negotiated operating agreements, tenancy-in-common agreements, purchase and sale agreements, ground and retail leases, development agreements, reciprocal easement agreements, and construction contracts.

Earlier in his career, he practiced as an associate at Moffatt, Thomas, Barrett, Rock & Fields in Boise and clerked for Chief Judge Jim D. Pappas of the U.S. Bankruptcy Court for the District of Idaho. Rob holds a J.D. from St. Mary’s University School of Law, where he served as an Editor of the St. Mary’s Law Review, and a B.S. in Finance, with a minor in Economics, from Oklahoma State University. He is admitted to the Idaho State Bar (No. 5248) and is a member of its Real Property, Business and Corporate Law, Commercial Law and Bankruptcy, and Employment and Labor Law sections, as well as the International Council of Shopping Centers, the Association of Corporate Counsel (former Director, Mountain West Chapter), and the Society for Human Resource Management.
Rob and his wife, Wendy, live in Boise and enjoy time with their four sons and their families, along with hunting, skiing, and mountain biking the Boise foothills.
